Our step-by-step guide to buying your new home

At Tulloch Homes, we like to keep things simple – it means you’ll always know exactly what’s happening and when.

We believe truly professional care and attention can make a big difference, especially when it comes to buying your dream home. So our sales consultants will be there for you at every step along the way, right up to the moment you receive the keys to your new home and beyond. You’ll find an outline of our buying process below:

Step by step

Find a development

Step 01

First, find the Tulloch Homes development that’s right for you with our easy-to-use search tool, and then visit our sales and marketing suite to speak to one of our on-site sales consultants.

Select house type

Step 02

When you are entirely happy, select the house type you prefer at the appropriate price level and choose an available position on the development.

Discuss financial requirements

Step 03

You will then have the opportunity to discuss your financial requirements with a financial advisor or other third parties like your bank or building society.

Reservation / Fee process

Step 04

At this point, it’s time to officially reserve your perfect new home and pay the reservation fee, which may vary depending on the development.

Send missives of sale

Step 05

We will then send the missives of sale to you for your perusal and action. You need to seek the advice of your solicitor, and thereafter sign and return the missives of sale to us within 14 days.

Missives to be concluded with solicitor

Step 06

The missives of sale will be concluded between the respective solicitors.

Loyalty card & discount

Step 07

At this stage, if you are an existing Tulloch home owner, you will become entitled to our exclusive loyalty card and a loyalty discount of £1,000 for every £100,000 you spend on your new home. This will be deducted from your final account to be paid on date of entry.

Other incentives

Step 08

If this is your first Tulloch property, you will still receive the loyalty card, entitling you to a range of discounts and savings. Both existing home owners and new purchasers will be given a Friend Recommendation voucher worth £500, payable when you introduce a friend to Tulloch Homes and they purchase a new home too. We may have other incentives available at times, please check out our current offers.

Sales rep will contact to discuss fittings where applicable

Step 09

One of our sales consultants will then contact you, to discuss the selection of your kitchen units and worktops and your bathroom tiling and vanity choices, if appropriate.

Regular liason to monitor the progress of your new home

Step 10

We will liaise with you regularly as part of our customer service to update you on the progress on your new home.

Invite for pre-handover inspection

Step 11

Once your new home has been completed, we will invite you for a pre-handover inspection.

Tulloch homes contact re-handover ceremony

Step 12

You are then required to settle the full payment via your solicitor, after which we will conduct the hand-over ceremony and present you with the keys to your new home. Congratulations!
