In 1925 Nairn-born Alexander Tulloch started a small joinery company at his Nairn workshop. Today, Tulloch directly employs 139 people, supports an additional 110 sub-contractors and have built thousands of homes over the years. Discover our journey.
From humble beginnings in a small Nairn workshop to becoming one of Scotland’s most respected homebuilders, Tulloch has proudly built communities and created homes for 100 years.
Here’s how our journey has unfolded:
1925: The Story Begins

In a modest workshop in Nairn, local joiner and coffin maker Alexander Tulloch founded a small joinery business called A. Tulloch & Sons, Joiners and Undertakers. With craftsmanship at its heart, this business would one day become Tulloch Homes.
1957: Tulloch Becomes a Limited Company
A major milestone as Tulloch formalised its operations and grew its reputation for quality and reliability.
1972: Big Ambitions
Tulloch won its first major contract, receiving the green light to build the Ardersier Oil Fabrication Yard. This was a huge industrial project that proved Tulloch’s strength and scale.
1984: New Ownership
The Tulloch family stepped back as the company was acquired by Alfred McAlpine plc, closing one chapter and beginning another.
1989: Tulloch Returns to Local Ownership
Through a management buy-out backed by the Bank of Scotland, Tulloch returned to local ownership with David Sutherland and David Philip taking on the leadership and refocusing the business on building quality homes for Highland communities.
1996: Global publicity
Milton of Leys was advertised in the 1996 Aisan Wall Street Journal and purchased shortly after at auction.
2006: A New Direction
The construction and services arms of the business were sold to Rok Plc allowing Tulloch Homes to focus exclusively on housebuilding.

2008: Growth Across Scotland
With a £27.5 million investment from the Bank of Scotland, Tulloch expanded its reach with developments from Glasgow to Glenrothes.

2009: Launched Affordable Homes Division
Tulloch Homes Express was launched to bring more affordable homes to Scotland. Tulloch invested £28 million to bring 224 affordable homes across 11 communities.
2010: Award-winning Excellence
Andy Pirie wins the NHBC Seal of Excellence for the second year running. Tulloch delivers 80 affordable homes, strengthening its commitment to inclusive communities.
2011: New Styles, Fresh Leadership
George Fraser, who joined Tulloch in 1978 as an apprentice, becomes CEO, marking its latest run of local success stories. One of his first acts was to unveil a whole suite of new house styles.

2013: Strategic Investment
Goldman Sachs and Texas Pacific Group acquire the Bank of Scotland’s 40% stake, supporting Tulloch’s continued growth.
2015: Back to Private Ownership
A management buy-out sees Tulloch return to private hands, renewing its focus on Inverness and Aberdeen.
2018: Laying Foundation for the Future
Design and planning begin for The Maples and Drummond Hill, two major Highland developments that epitomise the vision for Tulloch Homes. The new website was also launched, and Tulloch began its renowned sponsorship of Shinty Memories.
2020: Supporting Communities
Tulloch donated £13,000 to Highland Food Bank and began utilising revolutionary air source heat pump technology for the first time.
2021: A New Chapter with The Springfield Group
Tulloch Homes is acquired by The Springfield Group, marking a new era for the housebuilder and a renewed focus on the North.
2022: Breaking New Grounds and Beginnings
Jodie Gordon joins as Tulloch’s first female apprentice and construction begins on the £12 million Drummond Hill development.
After 44 years with the company, George Fraser steps down as CEO.
2023: Partnership Milestones
Tulloch’s 3,000th kitchen is installed by Ashley Ann, marking 15 years in partnership with a this celebrated local supplier. In this year, Tulloch also celebrated 25 years of collaboration with Cairngorm Windows and signed a £6 million contract with Highland Council.
2024: New Leadership
Sandy Grant retires as Managing Director after 21 years with this business and Tulloch welcomes Kieran Graham as its new senior leader.

2025: Centenary Year: A Proud Legacy
Tulloch Homes celebrates 100 years of building homes underlining its commitment to delivering on major housing and community projects across the Highlands.
During this milestone year, we've celebrated another NHBC award win, as Cameron Brand, secured the win for The Maples, been shortlisted at the Herald Property awards and Scottish Home Awards and launched new developments in Inverness and Conon which have been a hit with local buyers.
