Our step-by-step guide to buying your new Tulloch home

At Tulloch Homes, we like to keep everything simple – it means you’ll always know exactly what’s happening and when.

We believe truly professional care and attention can make a big difference, especially when it comes to buying your perfect new home. Our sales consultants will be there for you at every step, right up to the moment you receive the keys to your new home - and beyond. You’ll find an outline of our buying process below:

STEP 1 - FIND A DEVELOPMENT

First, find the Tulloch Homes development that’s right for you, and make an appointment or visit a marketing suite to speak to one of our friendly and experienced sales consultants. To book your appointment with our dedicated sales team just click through to our appointments page.


STEP 2 - SELECT A HOUSE TYPE

Select your preferred house at the appropriate price level and view available homes on the development plan.


STEP 3 - DISCUSS YOUR FINANCIAL REQUIREMENTS

Discuss your financial requirements with a mortgage adviser.


STEP 4 - RESERVATION / FEE PROCESS

Telephone, visit or make an appointment to speak to a sales consultant to reserve your perfect new home and pay the reservation fee, which may vary depending on the development. Unlike many other builders, Tulloch Homes requires no additional payment on conclusion of missives, which means after you have paid the reservation fee, you have nothing else to pay us* until your settlement date.

At the time of reservation, you will receive a reservation pack with details of our Homebuyers' Pledge, a copy of the Consumer Code and details of our Health & Safety procedures.


STEP 5 - SEND MISSIVES OF SALE

We will then send legal documentation (missives of sale) to you for your perusal and action. You need to seek the advice of a solicitor, and return this documentation to us within the 14 day reservation period.


STEP 6 - LEGAL DOCUMENTATION (MISSIVES) TO BE CONCLUDED WITH SOLICITORS

The legal documentation will be concluded between our respective solicitors.


STEP 7 - DISCUSS CHOICES, WHERE APPLICABLE, WITH SALES CONSULTANT

Your sales consultant will contact you to discuss the selection of kitchen units and worktops and your bathroom tiling and vanity choices, if appropriate.

STEP 8 - REGULAR LIAISON TO MONITOR PROGRESS OF YOUR NEW HOME

We will liaise with you regularly as part of our customer service to update you on the progress on your new home.


STEP 9 - INVITE FOR PRE-HANDOVER INSPECTION

Once your new home has been completed, we will invite you for a property demonstration. This meeting gives you the opportunity to take a closer look at your property and learn about your new home. You’ll be able to check that the high quality of finish is just what you’d expect from a Tulloch Home.

We always strive to get everything right first time, but if you do find any small items needing attention at this stage, we will endeavour to rectify them prior to entry. Every new Tulloch home comes with NHBC Buildmark cover, and we rigidly adhere to the NHBC guidelines in terms of exactly what constitutes an acceptable snagging item.


STEP 10 - THE HANDOVER CEREMONY

You are required to settle the full payment via your solicitor, after which we will conduct the hand-over ceremony and present you with the keys to your new home. At the Handover Ceremony, you will be able to check that any pre-handover snagging noted has been completed to your satisfaction. Meter readings will be taken, and you will receive your manuals containing details of how to look after your new home, as well as guarantees and emergency numbers.

When your keys are handed over, you become the proud owner of a brand new Tulloch Home. Congratulations!
